摘要:
首先,从原奥租界历史演进和改造开发背景入手,通过对奥式风情区周边城市环境特征和原租界区环境特征的评述,介绍了天津原奥租界改造开发的实例——奥式风情区改造开发项目; 然后,分析了方案所立足解决的问题; 最后,对奥式风情区改造开发项目的成功和遗憾之处进行了总结。研究表明:历史街区保护开发不仅要取得很好的经济、文化价值,同时要求在保护开发理念、政策、开发与运作模式及历史建筑整修技术等方面都要有所创新; 在保护开发过程中,还要注意到周边环境效益与社会效益,以及对原有城市肌理、城市风貌的保护和对原居民的足够尊重。
Abstract:
Authors set about from the history evolution, background reformation and exploitation of Austrian concessions; commented the environment characteristic of surroundings and inner environment of Austrain style block. Then, authors introduced the example of the research on protection and exploitation of Austrain Concessions in Tianjin—reformation and exploitation item of Austrian style block, at the same time, analyzed the problems which should be solved.Finally, authors put forward view to the obtainment and negation of it. Not only economy and culture value on history block, but also the idea, policy of protection and exploitation, adoption of the model, the technique for repairing old buildings should be innovated. The surrounding environment benefit and social benefit in this protection and exploitation course, protection the texture and appearance of city, and enough respecting to the old resident also should be noticed.
